When you need it sold in two weeks
A court date, a move, a purchase deadline, a job start, a divorce decree with a date in it — there are a dozen reasons a closing date becomes fixed, and almost none of them are negotiable.
What actually determines speed is not the buyer, it is the paperwork: how clean the title is, how fast the payoff statements come back, whether any lien needs negotiating, and whether a probate or a missing signature is in the chain. A cash buyer removes the financing and appraisal steps, which are usually the two biggest sources of delay — but it cannot remove a title problem.
Fourteen days is the fastest realistic closing, and it requires clean title and a cooperative title company. Most closings land between fourteen and thirty days. If someone promises you three days, ask them how they intend to clear title that fast, because there is usually a catch.
Tell us the date you are working towards, not a date you think sounds reasonable. We will work backwards and tell you within a day whether it is achievable, and if it is not, what specifically would have to change to make it achievable.
What we look at before quoting a number
- The exact date, and what it is tied to
- Title status, and whether a title search has ever been run
- Payoff figures for every lien, and how quickly lenders respond
- Whether probate, a trust, or a missing signature is involved
- Anything already signed with another buyer or an agent
How a cash sale solves this
There is no listing period, no showings, no repair requests and no buyer whose mortgage can collapse three weeks in. You get one written number, a title company that handles the paperwork, and a closing date you choose — typically fourteen to thirty days from acceptance.
If getting a real number for the property would help you decide — even if you are months away from doing anything — ask for one. It costs nothing and there is no obligation.

Need to close fast — common questions
How fast can you actually close?
Fourteen days is the floor with clean title. Anything faster is usually only possible when there is no mortgage to pay off and the title company is already familiar with the property.
What slows a fast closing down?
Probate, an unreleased old lien, a second mortgage held by a collection agency, a missing heir, or a seller who has already signed something with someone else. Every one of those adds weeks, and every one of them is findable in the first few days if you look.
Can you close if I am out of state?
Yes. Remote signing through a mobile notary or an online closing is routine, and it does not add meaningful time if it is arranged at the start rather than the end.
