Home / What we buy / Dated or ugly house
An ugly house is still a sellable house
Buyers do not buy houses, they buy a version of their life in a house. When the kitchen is brown and the carpet is green, most of them cannot see past it — even when the structure underneath is perfectly sound.
That imagination gap is expensive out on the open market. A dated house sits longer, gets lowball offers from people who plan to flip it, and often ends up selling for less than a house with new paint and a staged living room, even though nothing structural changed.
We do not need to imagine anything. We look at the roof, the systems, the layout, the lot and the street, and we price the cosmetic work as a known cost rather than a reason to walk away. Being the worst-looking house on a good street is not a problem for us — it is usually the reason the numbers work.
Two things worth knowing. Cosmetic work you are considering doing yourself is rarely worth it if you are selling to a cash buyer; spend that money on the move instead. And if the house is only cosmetically dated and otherwise solid, an agent may well get you a better price from a buyer willing to renovate — that comparison is worth ten minutes of your time.
What we look at before quoting a number
- What is cosmetic and what is actually structural
- Age and condition of the major systems
- Recent sales on the same street, finished and unfinished
- Whether the layout is workable or needs walls moved
- The lot: size, access, and anything unusual about it
How a cash sale solves this
There is no listing period, no showings, no repair requests and no buyer whose mortgage can collapse three weeks in. You get one written number, a title company that handles the paperwork, and a closing date you choose — typically fourteen to thirty days from acceptance.
If getting a real number for the property would help you decide — even if you are months away from doing anything — ask for one. It costs nothing and there is no obligation.

Dated or ugly house — common questions
Does an ugly house really sell for less?
Yes, in a normal listing it does, because most buyers discount heavily for work they cannot picture doing. A cash buyer prices the work at cost, which is usually a smaller discount than a retail buyer’s emotional one.
Should I paint and replace the carpet first?
If you are listing, sometimes — fresh neutral paint and clean flooring are the two cheapest things that move a retail price. If you are selling to us, skip it. We are buying the house, not the finish.
What if the house is the worst one on a nice street?
That is often the best possible combination and exactly the kind of house we buy. The street sets the ceiling on the finished value, and the house leaves room underneath it.
