Home / What we buy / House needs everything
When the repair list is longer than the price makes sense at
There is a point where a house stops being a fixer-upper and becomes a project nobody will finance — and it is usually the point where three or more major systems are gone at once.
Roof, HVAC, electrical panel, plumbing, kitchen, baths, flooring, windows. Each one is a normal repair on its own. Together they add up to a number that no buyer can finance with a normal mortgage, because the appraisal conditions will not clear and the lender will not release funds on a house that is not habitable.
That is the gap we fill. We buy houses in that condition with no repair credits, no walkthrough punch lists, and no expectation that you clean anything out first. We are not frightened by a 1970s kitchen or a furnace from the Reagan administration — we price the work and buy the house.
What we will not do is pretend it does not matter. A house that needs everything sells for less than one that needs two things, and the difference is real money. If you have the capital and the patience to do the work, doing it and then selling is often the higher-number path. If you do not, a cash sale converts a liability that is costing you every month into a check.
What we look at before quoting a number
- Age and condition of roof, HVAC, electrical, plumbing, and water heater
- Whether the utilities are on and whether the systems actually run
- Water intrusion, mold, or long-term moisture anywhere in the structure
- Open permits or work done without permits
- Whether the house is habitable at all, or fully gutted
How a cash sale solves this
There is no listing period, no showings, no repair requests and no buyer whose mortgage can collapse three weeks in. You get one written number, a title company that handles the paperwork, and a closing date you choose — typically fourteen to thirty days from acceptance.
If getting a real number for the property would help you decide — even if you are months away from doing anything — ask for one. It costs nothing and there is no obligation.

House needs everything — common questions
How do you price a house that needs this much work?
We start from what a finished house on the same street actually sells for, subtract the cost of the work at realistic contractor prices, subtract what we need to make the project worth doing, and that is the number. We are happy to walk you through the arithmetic instead of just quoting a figure.
Will you still buy it if it has been gutted to the studs?
Often yes. A gutted house is a different kind of purchase, not an impossible one, and the price reflects it. Send photos and we will tell you straight away whether it is something we can take on.
Should I do the cheap cosmetic work first?
Usually not, if you are selling to us — we are buying the structure, not the paint. If you are selling on the open market, fresh paint and clean floors do move the number, so the answer depends on which route you take.
