Messy title? We start with the deed, not the price
Every stalled inherited sale looks the same from the outside: the house is fine, the family agrees in principle, and the deed is a mess nobody has looked at in twenty years.
The usual cast of problems: a parent died without a will so the title sits in several names, one heir cannot be found, a contractor filed a lien for work that was never finished, an old second mortgage was never released, or the property is still in a trust that was dissolved years ago. Any one of those will stop a retail buyer dead.
We work through them with a title company rather than around them. That can mean a probate filing, an affidavit of heirship, a lien payoff negotiated at closing, or in the worst case a quiet title action that takes months. We will tell you at the start which of those you are looking at, because the difference between a three-week closing and a six-month one is usually decidable within the first week.
What we do not do is legal work or give legal advice. When a probate or a quiet title is needed, you need an attorney, and we will tell you so and keep working alongside whoever you appoint rather than pretending we can shortcut it.
What we look at before quoting a number
- Exactly whose names are on the deed today
- Whether probate has been opened, finished, or never started
- Liens, judgments, and old mortgages that were never released
- Whether any heir is missing, deceased, or unreachable
- Whether a will or trust exists, and who holds the documents
How a cash sale solves this
There is no listing period, no showings, no repair requests and no buyer whose mortgage can collapse three weeks in. You get one written number, a title company that handles the paperwork, and a closing date you choose — typically fourteen to thirty days from acceptance.
If getting a real number for the property would help you decide — even if you are months away from doing anything — ask for one. It costs nothing and there is no obligation.

Heirs & title problems — common questions
Do all the heirs have to agree to sell?
Yes. Every owner on title has to sign, unless a court authorises the sale on behalf of someone who cannot. If one person will not sign, the sale stops there — that is a hard limit, not a negotiating position.
Can you buy if one heir cannot be found?
Sometimes, after a legal process that establishes notice to the missing party. That is attorney territory and it takes time. We will tell you honestly on the first call whether your case looks like a three-week problem or a six-month one.
Who pays for the probate or the title work?
The attorney is your cost and works for you. Title insurance and the closing itself are handled at closing, and the costs come out of the proceeds, not your pocket in advance.
