Home / What we buy / Retiring & downsizing
Downsize without the move-out scramble
Most people who downsize are not in a hurry to sell — they are in a hurry to stop maintaining a house that has become a second job.
The hard part is rarely the price. It is the sequence: you cannot easily buy the next place until you know what this one is worth, and you cannot empty thirty years of belongings in a weekend. Meanwhile the property taxes, the insurance and the repair list keep growing.
A cash sale lets you work in a different order. You get a written number without listing, staging, or letting strangers walk through, and you choose the closing date — which means the sale can be timed to the purchase of the next place instead of the other way around. In many cases we can also arrange for you to stay a few days past closing while the move finishes, agreed in writing before you sign.
And if the house is in good shape and you have time, listing it will usually produce a higher number. That is worth saying out loud. The cash offer buys certainty and a clean timeline; whether that is worth the difference is your call.
What we look at before quoting a number
- Your timeline, and whether the next home is already chosen
- What you plan to take and what you would leave behind
- Condition, and whether anything major is close to failing
- Mortgage balance, reverse mortgage, or any lien
- Whether you need to stay past closing, and for how long
How a cash sale solves this
There is no listing period, no showings, no repair requests and no buyer whose mortgage can collapse three weeks in. You get one written number, a title company that handles the paperwork, and a closing date you choose — typically fourteen to thirty days from acceptance.
If getting a real number for the property would help you decide — even if you are months away from doing anything — ask for one. It costs nothing and there is no obligation.

Retiring & downsizing — common questions
Can I stay in the house for a while after closing?
Sometimes, yes — a few days is common and longer is possible depending on our plans for the property. It has to be agreed in writing before closing so there is no misunderstanding later. Ask early, because it is much easier to arrange than to add at the last minute.
Do I have to empty the house?
No. Leave what you do not want. Furniture, appliances, the contents of the garage — it is all part of the deal and it is one less thing to organise.
What if I have a reverse mortgage?
It can still be sold. A reverse mortgage is paid off at closing like any other lien, and the lender provides a payoff figure. The timeline is slightly longer because those payoffs take time to obtain, so start earlier than you would otherwise.
