Home / What we buy / Expired listing & failed FSBO
Your listing expired. What now?
Months of showings, then a price conversation, then nothing. You paid in time, money and patience, and the house is still yours.
Listings expire for predictable reasons: a price the market never accepted, a condition issue every buyer’s inspector found, an awkward location or layout, an agent who stopped marketing after week six, or a market that turned while the property sat.
A cash offer sidesteps all five. We are not asking you to repaint, replace the roof, cut the price another ten thousand or keep the house photo-ready through a second listing period. We are buying the property in the condition it is in today.
One thing to check before you commit to anything: if you signed a listing agreement, confirm whether it contains a protection or tail period that still entitles the agent to a commission if you sell to someone they introduced. Your contract will say. If a buyer we bring was never introduced by your agent, that clause normally does not bite — but confirm it rather than assuming.
What we look at before quoting a number
- Why the listing did not sell: price, condition, market
- Any feedback or inspection findings you received
- Whether a listing agreement is still active or in a tail period
- Condition changes since the property was last shown
- How quickly you need this resolved
How a cash sale solves this
There is no listing period, no showings, no repair requests and no buyer whose mortgage can collapse three weeks in. You get one written number, a title company that handles the paperwork, and a closing date you choose — typically fourteen to thirty days from acceptance.
If getting a real number for the property would help you decide — even if you are months away from doing anything — ask for one. It costs nothing and there is no obligation.

Expired listing & failed FSBO — common questions
Do I owe my old agent a commission if I sell to you?
Usually not, provided the agent did not introduce the buyer — but this is governed by your listing agreement, so read it or ask a lawyer. We are happy to speak to the agent or their broker if that clears the path.
Will you pay what the market said it was worth?
Our offer reflects the property’s condition today and the work needed, so it will sit below a retail asking price that did not sell. If your former agent’s price was right, the house would have sold.
Can I try listing again after getting your offer?
Absolutely. Sellers do it regularly. A written cash number is a useful floor when a new agent tells you what to list at.
