Medical debt, and a house that is suddenly the answer
Medical bills rarely arrive all at once. They arrive in envelopes, month after month, until the total is larger than anything else you owe.
Hospitals are usually willing to negotiate or set up interest-free payment plans if you ask — and you should ask, in writing. But when the balances have already been sold to a collector, or a judgment lien has been recorded against the property, the house becomes part of the debt conversation whether you want it to or not.
A cash sale can clear that in one move. Liens and judgments recorded against the property are paid out of the proceeds at closing by the title company, which means the debt is settled and released instead of following you. Because there is no buyer’s mortgage involved, a lien payoff does not derail the deal the way it can in a financed sale.
To be clear about the limits: we are not attorneys, we do not give legal or tax advice, and we cannot tell you whether a lien is valid or negotiable. What we can do is work with a title company that deals with lien releases every week, and tell you early if something in the chain is going to need a lawyer before closing.
What we look at before quoting a number
- Whether any medical debt has become a recorded judgment lien
- The mortgage payoff and any other liens on the property
- Whether accounts have gone to collections and who owns them now
- Realistic equity after all payoffs and closing costs
- Any payment plans already in place that a sale would end
How a cash sale solves this
There is no listing period, no showings, no repair requests and no buyer whose mortgage can collapse three weeks in. You get one written number, a title company that handles the paperwork, and a closing date you choose — typically fourteen to thirty days from acceptance.
If getting a real number for the property would help you decide — even if you are months away from doing anything — ask for one. It costs nothing and there is no obligation.

Medical bills — common questions
Can a lien be paid at closing instead of before?
Usually yes — that is the normal mechanism. The title company orders payoff letters, pays the lienholder from the proceeds, and records the release. The one thing that delays closings is discovering an unknown lien late, which is why we pull title early.
Will selling affect my Medicaid or Medicare eligibility?
That is a question for an elder-law attorney or a benefits counsellor, not for us, and the answer depends on how the proceeds are handled. We will flag it as something to check rather than guess at it.
Do I have to tell you what the medical debt is for?
No. You tell us what is on title and what has to be paid; the rest is your business. We only need the numbers that affect the closing.
